What’s Included in These Plans
Cover Sheet
The cover sheet typically features a front elevation of the home (often in color), along with a complete index of drawings and general project notes for quick reference.
Foundation Plan & Details
The foundation plan is not a one-size-fits-all solution. Each design is customized for the specific project location upon order, ensuring the foundation and structural system respond appropriately to site conditions, soil characteristics, and regional code requirements. The plan outlines the recommended foundation type, along with footing sizes, locations, and detailed construction notes essential for proper execution. In many cases, structural components are engineered to meet local demands, including seismic activity, high-wind exposure (coastal or mountainous regions), and snow loads. Where required by jurisdiction, a licensed structural engineer will review and certify the plans to ensure full code compliance and structural integrity.
Floor Plans
The floor plans provide a comprehensive layout of the home, identifying all interior and exterior walls, room dimensions, and square footage. They also indicate ceiling heights and treatments, door and window locations and sizes, cabinetry layouts, plumbing fixture locations, and the placement of major systems such as HVAC equipment and water heaters.
Exterior Elevations
Exterior elevations illustrate the architectural character of the home, including exterior materials (brick, siding, stucco, etc.), roof styles (hip or gable), slopes, ridge heights, window styles, and overhang dimensions. Drawings are provided for all sides of the home: front, rear, left, and right.
Building Sections
Building sections provide critical insight into how the home is constructed. These drawings typically include wall and roof assembly details, stud heights, roof framing systems (stick-built or pre-engineered), ceiling joist directions, overhang finishes, and interior structural support components.
Roof Plan
The roof plan defines the overall roof structure, including roof types, slopes, ridgelines, and plate heights for each roof plane.
Interior Cabinet Views
Cabinet elevations present the design and layout of key built-in elements, such as kitchen cabinetry, providing clarity on configuration and overall aesthetic intent.
Electrical Plan
The electrical plan outlines the general placement of all interior and exterior electrical components, including outlets, switches, lighting fixtures, and smoke detectors. It also identifies the location of the main service panel and power entry point.
